The median list price in MILL VALLEY, CA this week is $1,424,000. Inventory has been lightening lately and the Market Action Index has been trending up. Though days-on-market is increasing, these are mildly positive indications for the market.

Supply and Demand

Home sales have been exceeding new inventory for several weeks. While still a Buyer's market, prices seem to have responded by moving upward. If the demand trends continue, expect prices to keep marching upward, especially once we see a Seller's Market.

Supply and Demand

Home sales have been exceeding new inventory for several weeks. However because of excess inventory, prices have not yet stopped falling. Should the sales trend continue, expect prices to level off soon and potentially to resume their climb from there. Watch prices as the market transitions from a Buyer's market to a Seller's market.

The median Mill Valley homes list price in MILL VALLEY, CA this week is $1,395,000. The Market Action Index has been trending down lately, indicating demand falling along with supply. Conditions point to mildly negative trends for the market.

Supply and Demand

In terms of supply and demand, the market is getting cooler – more supply is coming on the market relative to the sales demand. However, in recent weeks prices have been moving higher. Since it is technically a Buyer's market, this price trend may be a result of improved quality (newer, larger homes) of the homes being listed.

Look at the descriptive statistics where you may notice the homes being listed are larger and younger than they have been in the past.

The Magic of Middle Ridge

Middle Ridge is one of Mill Valley's most sought after neighborhoods. Right above downtown Mill Valley, it has both the best weather and some amazing views of the other Mill Valley ridges, downtown and San Francisco. Middle Ridge begins as it winds up Lovell, up Summit and captures Cornelia. Many homes on Lovell back up to Tamalpais and are street to street properties. Magee and Marguerite begin or end on Summit. Ralston works its way up W. Blithedale Canyon and crosses Summit.

Summit Avenue goes to the top of Middle Ridge where it dovetails into Fern Canyon and then Walden - little known havens for some of the rich and famous. At the top, Summit runs into the famous Railroad Grade Trail that takes you over to the Mountain Home Inn or up the mountain itself - Mt. Tamalpais.  

As for the Middle Ridge neighborhood market, price ranges tend towards the higher price end, but the range at the moment is from $770,000 on Magee to $4,495,000 on Summit. Here's a current snapshot of the last six months.

We have also found that in the last 6 months the majority of home sale prices occurred on average at 96.5 percent or less of the original asking price. The - Days on Market - statistics for Middle Ridge show that 28.6% of homes sold within 30 days, 42.9 percent sold between 31 and 60 days, 14.3 percent sold between 61 and 90 days, and 14.3 percent of the homes took over 120 days to sell. The Eucalyptus Knoll neighborhood of Mill Valley is mostly townhouses, some with water and Mt. Tam views, and some are right on the water. Super commute location and easy access to the biking trails. Great for kayakers as well. Close to Mill Valley parks and restaurants such as Piatti's.

Super charming older homes and a nice area near the public library, Old Mill Elementary, the park in the redwoods and a year round creek. For the outdoor enthusiast you'll find the beginning of the Dipsea Stairs nearby that lead you up Mount Tam to Pan Toll Station.
